For most people, their home is the most valuable thing they will ever purchase, so inspecting it for possible issues should be a top priority.  Home inspections can cost between $200 and $300, given the cost, there is sometimes a temptation to have a friend or relative who is knowledgeable about home maintenance or construction review the home. While it is always a good idea to get input from those you trust when considering purchasing a home, that should not be a substitute for a thorough home inspection. A professional inspector is very experienced at evaluating homes and performs a methodical check of every aspect of the home. This should include:

  • Reviewing the structural elements including roof, foundation, windows and siding

  • Confirming that all appliances are working properly
  • Providing the buyer with a list of future maintenance items and concerns

If major issues are identified during the inspection, there is normally an opportunity to ask the seller to correct any deficiencies. If issues are missed because a thorough inspection wasn’t performed, the buyer will typically have to repair those items out of pocket once they own the home.
